Project Overview
12,000 sq ft common terrace for a 36-flat residential apartment complex in Patancheru. The building committee had approved a single 8-day window for the work — residents needed the terrace accessible again by a fixed date for a building function.
This is a common constraint on residential complex projects. The schedule is not negotiable. The work scope must fit the window.
Substrate Condition at Intake
Original waterproofing was a crystalline slurry from 2014 — 10 years old and at the end of its service life. Delamination was present across approximately 40% of the area. Active seepage was reported in 4 flats on the top floor after the previous monsoon.
The existing layer was stripped in full. Parapet walls showed hairline cracking at 11 locations, all treated before membrane application.
Execution
Crew size was increased to 18 for this project to meet the 8-day deadline. The stripped and prepared substrate was primed on Day 2. Membrane application ran from Day 3 to Day 6, with the 12,000 sq ft area divided into 4 zones. Protection screed was poured on Day 7. Handover and terrace access restored on Day 8 as committed.
The building committee was given a written schedule at the start of Day 1 with daily completion targets per zone. Targets were met on all 8 days.
Post-Handover
5-year warranty issued, covering the full 12,000 sq ft membrane system. No top-floor leak complaints reported after the subsequent monsoon season.
