Commercial Building Sidewall Waterproofing, Sangareddy

Project Overview

1,800 sq ft of rain-facing external wall on a commercial building in Sangareddy town. The west-facing elevation had been showing heavy efflorescence and surface staining for three consecutive monsoon seasons. Previous attempts at repair using cement-based sealants had failed within one year each time.

Substrate Condition at Intake

Active salt deposits (efflorescence) across the full west elevation indicated ongoing moisture migration through the external skin. Crack mapping found 6 hairline cracks at window frame junctions and 2 larger cracks at floor-level construction joints.

The existing cement sealant repairs from previous attempts were fully delaminated. All prior repair material was removed before work began.

Method and Execution

The substrate was prepared by wire brushing to remove all efflorescence and loose material, followed by a penetrating primer. Crack repair at all 8 identified locations used polymer-modified filler before the primer coat.

System applied: two coats of polyurethane elastomeric coating with a combined dry film thickness of 1.2mm. Polyurethane was selected for its elongation properties on a vertical sun-facing wall subject to high thermal cycling.

Window frame junctions received polyurethane sealant detailing before the main coating application.

Post-Handover

5-year written warranty issued. Two monsoon seasons have passed with no recurrence of efflorescence or staining.
